Land consolidation 15. 01. 2008 —   Land Consolidations are a tool for the creation of conditions for rational adjustment of ownership relationships for agriculture and forest parcels regarding the economy and the needs of the environment. GEODIS BRNO is participates on a long term basis on complex land consolidations and our specialists have obtained inexhaustible amount of experience.    

Economic and political influence of the past decades of the 20th century have put a negative signature on the Czech Republic. The Defected ecologic stability, devastation of the agricutlural soil fund by water and wind erosion, the reduction of the biodiversity and the violation of the landscape pattern – all that are the consequesnces of human activities in the countryside. Big virgates make it impossible to private farmer to access their parcels and the fractionalism of the parcels complicates activities for landscape protection.  

Land consolidation

 According to the Bulletin of the Ministry of Agriculture from the year 2004 many farmers cannot take possession of their property and use their land properly. There are differences between the property register and the real land-use. More than 90 %  of the managed land is rented from private owners. The land users have no motivation, either in form of grants or sanctions, to create and protect the landscape and the soil fund. Without the solving of theownership relationships it is not possible to realise necessary ecological, soil protection or landscape actions. The only way to the reparation of the current state are land consolidations.

What are land consolidations?

Land consolidations are a tool for the creation of conditions for rational adjustment of ownership relationships for agriculture and forest parcels regarding the economy and the needs of the environment. The realization of joint systems in the framweork of these modifications mean new rural roads, fish ponds, greenery in the landscape and limitation of erosion.

Land modification solve in a complex way the complete area of interest and functionally organizes the parcels - they become consolidated, their accessibility is secured, the adjustment of the borders takes place and conditions for rational management of the parcel owners are created.

Examples of realized projects:

  • digital cadastral map of military areas – during five years we have gradually created the digital cadastral map of 1194 sqkm.
  • processing of 100 thousand parcel numbers in the project framework for 14 cadastral areas in the region of Uherské Hradiště
  • tends of studies, surveys and elaboration of foudnations for the buy-out of parcels for the Road and Motorway Directorate of the Czech Republic in withing the context of widening of the highway network (eg. D1 in the Kroměříž – Hulín – Přerov sector; R55: Hulín – Otrokovice sector; D3 in the parts around Tábor, R49 in the Hulín – Zlín sector and many more)
  • a whole line of other projects; we employ 30 specialists for the field of land consolidations

Land consolidation 

What will we do for you in the framework of land consolidations?

  • we will perform all necessary preparative works
  • we will secure discussions with owners and authorities that are concerned by the land modifications
  • we will elaborate the project of land consolidations including the following:
  • the realization of the so-called plan of mutual equipment – this constitutes the future framework for the lay-out of agricultural landscape (road network, permits, crossing places, bridges, grade crossings and the like),
  • antierosion measures (antierosion balks, berm ditches, wind-breaks, protective grassings and forestation etc.),
  • water management for inoffensive drainage of day water and flood protection of the area (dams, ponds, water-course modifications, embankments etc.)
  • ecologic measures, so-called measures for the protection and creation of environment and increase of the ecologic stability of the area. Those are mostly systems of ecologic stability, which are complemented by other elements, e.g. scattered and supporting vegetation.
  • We will elaborate the renewal of the cadastral operate by creatin a digital cadastral map (DCM) and its registration into the real estate cadastre
